Built in 1758 by one of Portsmouth’s very first female entrepreneurs and now fully restored, The Davenport is ready to welcome a new generation of travelers, adventurers and history makers.

We first made a name for ourselves with Lark Hotels, a group of hotels that offers a re-imagined, location-centric vision for boutique luxury, and successfully introduced Bluebird by Lark, a family of wild-spirited, independent properties across America designed to capture the freedom of the open road. Our leadership team has deep experience in brand building, hotel development and all aspects of operations. Whether we own the hotel, develop it or step into 3rd party management, we have an ownership mentality and thrive on collaboration. There’s no cookie cutter approach here. You get executive level partnership and access to decision makers, from the Founder and CEO down. We promise to be nimble and responsive at all levels.

Whether it’s the relationship between staff and guests, Lark leadership and owners, or managers and vendors, our success comes because of people. Our passion is creating positive outcomes for our crew, guests and hotel owners; we have proven that when all of these outcomes are aligned, everyone wins. We know that success in hospitality is multifaceted and there are no simple answers. We’ve been honing our skills in this space both as owners and 3rd party managers for decades.

Marketing Focused on Direct Booking

From January 2022-September 2022, 72% of revenue came from direct bookings* (an improvement from 70% in 2021). Just 27.5%** of Lark Hotels’ revenue in 2022 came from OTAs, compared to a national average of 40-50%. Lark intentionally focuses its marketing efforts on retaining direct bookings, keeping expensive, commission- based OTA bookings at bay.

Top and Bottom Line Focus

Driving dollars to the top line is one thing; flowing them through to the bottom line is another. We’ve been doing both for independent hotels for over a decade. Our history of increasing property value and generating industry leading return on investment for our owners makes us a perfect choice for you. In 2019 our stabilized portfolio generated a 45% EBITDA margin.
